Earthworks & first foundations
Site clearance and bulk earthworks across the Phase 1 plots are complete. Foundation excavation has begun on the first Courtyard Villas, and the model unit is under construction at the sales gate.
A 300-acre residential composition in West Cairo — sand-toned facades, garden courtyards, and the measured calm of a desert afternoon, drawn with the signature ORA approach to master-planning.
Solana is ORA's quietest composition — a residential master plan in 6th of October built around restraint. Sand-toned facades, deep shaded arcades, and a sequence of garden courtyards give the development the unhurried calm of a desert afternoon.
The typologies — standalone villas, twinhouses, townhomes, and low-rise garden apartments — are arranged around shared courtyards and planted walkways, with cars pushed to the perimeter so the inner streets belong to residents.
Solana is newly master-planned. The first cluster — the Courtyard Villas and Garden Townhomes — has just opened for registration, with first deliveries scheduled for 2028.
The development sits within established 6th of October, minutes from Mall of Egypt and the Wahat road, putting Solana within easy reach of West Cairo's schools, retail, and the wider city.
A sequence of shaded garden courtyards — the green, social heart of every residential cluster.
A planted central spine of small retail, a café, and a community house running the length of the plan.
A residents' clubhouse, a primary care clinic, and a nursery — sized to the community, not the crowd.
A 15-minute community standard: every front door within a 15-minute walk of essentials.
A central desert garden of native, low-water planting — running tracks, shaded seating, calm.
Sand-toned facades and deep shade — restraint over flourish, drawn for the desert afternoon.
The Solana master plan is organized around a planted central spine, with a desert garden as a soft, green counterweight at its centre. Residential clusters fold around shaded courtyards; the small civic uses sit along the spine.
The plan was developed in collaboration with Foster + Partners, with landscape design by SWA Group. It is fully master-planned and entering its first phase of delivery.
Solana is being delivered in three phases. The master plan is approved; Phase 1 has just opened for sale, with first handovers in 2028.
The first residential clusters — Courtyard Villas and Garden Townhomes — the clubhouse, and the opening stretch of the Spine. 540 residences open for registration.
The desert garden, the surrounding sand villas and twins, the nursery, and the clinic. 520 residences to follow Phase 1.
Garden Apartments, the completion of the Spine retail, and the courtyard park. 440 residences completing the master plan.
A running record of progress across Solana — updated each quarter with site photography and milestones as the first phase breaks ground.
Site clearance and bulk earthworks across the Phase 1 plots are complete. Foundation excavation has begun on the first Courtyard Villas, and the model unit is under construction at the sales gate.
Trunk roads, the main utility corridor, and the underground services backbone for Phase 1 are being laid. Surveying for the Spine and the desert garden is complete.
The Solana master plan received final approval and the site was handed over for development. Hoarding, the sales gate, and the temporary site office are in place ahead of mobilisation.
Solana is designed around an unhurried rhythm. What follows is the daily life the master plan is built to make possible — courtyard by courtyard.
"We didn't want louder, we wanted quieter. The courtyards and the sand-toned streets are exactly the calm we were looking for in October."
"The plan sold us. A planted spine, a desert garden, no through-traffic. It feels measured rather than maximised."
"Everything is within a short walk and the streets belong to us, not the cars. That's the headline. Everything else is a bonus."
