Boulevard Towers — superstructure underway
Foundations and the first six floors of the Boulevard Towers are now poured. Park Townhomes earthworks have begun on the eastern plots, and the lagoon park hardscape is being laid.

ZED East is ORA's reinterpretation of what an east-Cairo destination can be. Rather than a closed compound, it is a piece of city — open boulevards, retail spines, public schools and clinics, a sports club, and a 26-acre lagoon at its centre.
The residential typologies — standalone villas, twinhouses, townhomes, and a small number of apartment buildings — are grouped around shared courtyards and walking paths, with cars pushed to the perimeter wherever the master plan allows.
Phase 1 began handovers in 2023. Phase 2 is currently under delivery, and Phase 3 — the lagoon villas and the Boulevard residences — is the focus of this season's launches.
The development sits a short drive from the New Administrative Capital, the American University in Cairo, and the future eastern ring road, putting ZED East at the centre of the next decade of Cairo's eastward growth.

The ZED East master plan is organized around a continuous east-west spine — the Boulevard — with the Lagoon as a soft, water-filled counterweight at its centre. Residential clusters wrap the lagoon edge; civic and commercial uses run along the spine.
The plan was developed in collaboration with Foster + Partners, with landscape design by SWA Group. It is approved for full mixed-use occupancy and is being delivered in three phases.
ZED East is being delivered in three phases. Phase 1 handovers began in 2023; Phase 2 is mid-delivery; Phase 3 has just opened for sale.

The 26-acre lagoon has been filled and is undergoing water-treatment commissioning. The first international school reached its top-out milestone, with fit-out scheduled through early 2026.
All 740 Phase 1 residences have been handed over. The initial Boulevard retail block is operational, with six cafés and the first supermarket now trading.
