ZED El Sheikh Zayed is ORA's reinterpretation of what a West Cairo address can be. Rather than a closed compound, it is a piece of the city — open promenades, a vibrant retail high street, an international school, the ZED Sports Club, and the green expanse of Zayed Park at its heart.
The residential typologies — twinhouses, townhomes, and a range of apartment buildings and penthouses — are grouped around shared gardens and pedestrian streets, with cars pushed to the perimeter wherever the master plan allows.
Earlier phases began handovers in 2020. The Park residences are delivered and lived-in, and the Final Phase — the Park View towers and the Promenade residences — is the focus of this season's launches.

The ZED El Sheikh Zayed master plan is organized around a continuous spine — the Promenade — with Zayed Park as a soft, green counterweight at its centre. Residential clusters wrap the park edge; civic and commercial uses run along the spine.
The plan was developed in collaboration with Foster + Partners, with landscape design by SWA Group. It is approved for full mixed-use occupancy and is being delivered in three phases.

The Park View Towers have topped out and façade installation is in progress across the first three blocks. Promenade Townhomes are being fitted out, and the park edge hardscape is being laid.
The Promenade retail extension reached structural completion, with tenant fit-out scheduled through 2026. Park View Towers superstructure climbed past the mid-point.
All 740 Phase 2 residences have been handed over. Zayed Park is fully landscaped and open, and the international school is operational with its first cohorts enrolled.
